With mortgage rates on the rise, the real estate market is cooling off a little.  Lately I’ve noticed more listings on social media with “price improvements”.  I’ve also noticed a few “hard-to-sell” properties that don’t result in the best photos online.

While all properties benefit from a Walk & Talk with a professional stager - those are the properties that benefit most!

Your listing agent will likely have a punch list for prepping the house and quickly walk through with you to identify what needs to stay or go.  They might even have inventory of artwork, pillows, and rugs to provide to update the space and that is a great start.

I understand, as a homeowner, you are emotionally connected - this is your home and you don't understand why buyers wouldn't see it the same way you do.

Selling a house is all about marketing - not decorating!  This is where Simply Modern Staging can help!  Most people don't realize the eye sees things differently in person than the camera will in photos.  Unfortunately, the online photos determine if a property makes the MUST SEE LIST.  More buyers touring the property increases the chance of selling quickly and for the highest price!

The walk & talk consultation is a comprehensive 90-minute walk through with the seller looking at the property through the eyes of the BUYER.  Having a neutral third party introduce this point of view helps to remove the personal attachment to the “home” during the walk through so you understand the purpose of staging and are more willing to embrace the changes. 

During the walk through, the seller takes notes to create a VERY detailed “To Do List” to complete before the photographer arrives. Starting at the curb and continuing room by room noting items to eliminate that appear as visual clutter in photos, new placement of furniture – even moving items from other rooms to create the best results - and simple styling tips that can make a HUGE DIFFERENCE in the photos online!

I provide a list of inexpensive items to purchase that are critical – like WHITE bedding in the primary suite, a MUST! – we can also work with your agent's staging inventory as an for photo styling.  If needed, we can even provide artwork, bedding, and accessories and return to style the property for photos for an additional fee.
