Process

Initial Consultation

  • Walk the property room by room making notes and taking photos 

  • Create a ‘Honey Do” list to improve the condition of the property to deter any buyer concerns that could result in a lower offer

  • Recommend updates needed to modernize the property to appeal to today's buyers - this could include painting, light fixtures, or kitchen and bath updates

  • Identify items to remain, pre-pack, or move to another room to enhance the presentation 

  • Based on the level of service selected -  the homeowner takes notes or a written report (Room Ready Handbook™) with detailed action plan to complete prior to listing for sale will be provided


The Work

Most clients opt to complete the recommendations to prepare the property for sale on their own.  If requested, Simply Modern Staging will provide a list of vendors with positive recommendations from past clients to complete the needed updates.

Showcasing

Once the work has been completed,  Simply Modern Stagingcan return prior to the listing photos to style each room using lifestyle selling techniques to appeal to a broad range of buyers in the market.  This includes arranging furniture, adding accessories and artwork where needed to create an emotional connection for the buyer to make an offer.

Artwork and Accessories are available to rent if needed for an additional fee.
