Every time I relocated with my previous career, I dreaded the term “Designer Colors” in the listing description. As a buyer, to me that meant I was going to have to spend multiple weekends or thousands of dollars hiring someone to repaint the interior of the house.
Why is this important?
In today’s market, 100% of buyers are reviewing properties online before adding it to the MUST SEE LIST they give to their real estate agent. If they don’t like the color of the rooms, it doesn’t make the list. Like me, they view this as work for them and if they do happen to tour the property they reduce their offer up to $10,000 to compensate – much more than the cost of painting!

Our homes are used and abused with normal everyday life. Scuffs on the wall under the bar or near the garage entrance from daily traffic can go unnoticed since we see them every day, but buyers notice and start forming opinions about any deferred maintenance for the rest of the home. A buyer takes 3-5 minutes while walking a home to decide if it’s “the one”. You don’t want to plant any seeds of doubt when waiting for that offer!

There is nothing wrong with that, but when preparing your property to sell, you need to look at it from a different perspective – the Buyer’s. Just repainting walls the same color is not going to have the same ROI as an updated neutral color. It could distract the buyer from the property features you are selling and keep them from making an offer!
